New Housing Crisis Alert: January Home Sales Plummet 8% - What's Happening in the U.S. Market? (2026)

The U.S. housing market is facing a fresh crisis, with a dramatic 8.4% plunge in home sales this January compared to December, and a staggering 4.4% decline from January 2025. This is the steepest monthly drop since February 2022 and the slowest sales pace since December 2023, according to the National Association of Realtors (NAR).

But what's causing this crisis? Well, it's a perfect storm of factors. Firstly, home prices remain stubbornly high, with the median price reaching a record $396,800 in January, up 0.9% year over year. This is despite the 30-year fixed mortgage rate dropping slightly in January, currently sitting at 6.1%.

And here's where it gets controversial: While the NAR's Housing Affordability Index shows that housing is more affordable now than it's been since March 2022, the supply of homes simply isn't keeping up. Inventory is down 3.4% year over year, and the current sales pace equates to a 3.7-month supply, far from the 6-month supply that indicates a balanced market.

Realtor Lawrence Yun, the NAR's chief economist, highlights the issue: "Americans are stuck." He points out that potential buyers are still struggling, and renters are not transitioning into homeownership, which is essential for a healthy housing market.

Interestingly, homes are taking longer to sell, with an average of 46 days in January compared to 41 days in January 2025. However, there's a silver lining: first-time buyers are making up a larger portion of the market, with 31% of sales, an increase from 28% a year ago.

The million-dollar question: Will this trend continue? The data suggests that sales are strongest at the higher end of the market, with homes priced over $1 million being the only segment showing growth compared to last year. This could indicate a growing divide between those who can afford to buy and those who are priced out.

So, is this a temporary blip or a sign of a more profound shift in the housing market? What do you think? Are we headed towards a more polarized housing market, or will the situation correct itself over time?
